In the First Hour

What should I do first when water starts spilling into my home?

If anyone is in danger, call 911. Otherwise, shut off the water if you can do it safely, keep away from electricity, and call a plumber for the source and us for the water.

Should I wait until morning to call?

If water is still spreading or standing, waiting gives it more time to soak into floors and walls. Calling costs nothing, and we can help you decide how urgent it is.

Should I turn off the electricity?

Only if the breaker panel is dry and you can reach it without standing in water. If not, stay out and call an electrician or your electric utility.

Is it safe to walk through the water?

Not if cords, outlets, or appliances are touching it, or if it may be sewage or floodwater. Wait until the area is confirmed safe.

What should I photograph before cleanup?

Photograph the source, the wet rooms, the water line on walls, and damaged belongings. Take video too, and keep everything for your insurer.

Can I throw away wet items right away?

Photograph them and list them first. Your insurer may ask what was damaged.

Getting the Water Out and the Building Dry

Do I need a pump, or will a wet vacuum do?

A shallow spill may only need a wet vacuum, while deeper water needs a pump. We choose after we see the room.

Can a shop vacuum handle it?

It may take up a small puddle, but it will not remove water from carpet padding or under flooring. That hidden water is where most damage grows.

Why do you need fans and dehumidifiers after the water is gone?

Moisture stays in framing, subfloors, and walls after the surface looks dry. Air movers and dehumidifiers pull it out so the building actually dries.

How long does drying take?

It depends on how much water there was, what it soaked into, and how humid the building is. We measure and update you as the readings change.

How do you know the building is dry?

We take moisture readings and compare them with dry materials in the same building. The job is done when the wet areas reach a normal range.

Will the drying equipment raise my electric bill?

It uses electricity while it runs, so some increase is likely. How much depends on the equipment and how long it runs, and we can tell you what to expect for your job.

Do I have to replace my drywall?

Not always. Firm drywall can sometimes be dried, but soft, sagging, or contaminated drywall is usually cut out.

Basements, Sump Pumps, and Sewage

My basement flooded after heavy rain. What now?

Stay out of the water if it touches electrical equipment, photograph the damage, and call us. Pump-out, drying, and a check for what must be removed come next.

Is a failed sump pump an emergency?

Yes, if water is coming in or the pit is full. A pump that stops during a storm can flood a basement quickly.

Can the carpet in my finished basement be saved?

Sometimes, if the water was clean and removal was quick. Carpet padding is often replaced, and contaminated water usually means the carpet goes too.

Sewage came up through a floor drain. Who do I call?

In the City of Rockville, call the city's 24-hour Public Works hotline first, and contact WSSC Water if it serves your address. A registered master plumber handles a private line, and we handle the cleanup.

What makes sewage water more dangerous than other water?

It can carry bacteria, viruses, and parasites. Keep people and pets away, and avoid cleaning it up yourself.

Can I clean up a small sewage spill myself?

We do not recommend it. Contaminated water soaks into porous materials and spreads on shoes and towels, so cleanup needs protective gear and the right method.

Pipes, Heaters, Roofs, and Storms

What are the first steps when a pipe bursts?

Close the main shutoff, open a faucet at the lowest point to relieve the line, and stay clear of wet electrical areas. Then call a plumber and us.

Why did my pipe leak only after it thawed?

Ice can crack a pipe or loosen a joint while it is frozen. The water then flows once the ice melts.

My water heater is leaking. What should I do?

Shut off power or gas to the heater, close its cold water valve, and call a plumber. We handle the water damage around it.

Is the stain on my ceiling from the roof or a pipe?

A roof leak often shows up during or after rain, and a plumbing leak appears when water is in use. If you cannot tell, ask us about leak detection.

Do you repair roofs, pipes, or wiring?

No. We handle water removal, drying, and cleanup, and we coordinate with plumbers, roofers, and electricians.

What is the difference between flood damage and storm damage?

Flood damage means water that rose from outside, while storm damage often means rain, wind, or hail that opened the building. They can be insured differently.

Mold

How soon can mold start after a leak?

It can begin within a day or two if materials stay wet, which is why the EPA advises drying wet materials within 24 to 48 hours.

What are the signs of mold?

A musty smell, fuzzy or speckled patches, staining that returns, and warped or bubbling surfaces. Color alone does not tell you what kind it is.

Can I paint or bleach over mold?

Neither fixes the cause. Mold needs moisture, so the water source has to be stopped and the affected material removed or cleaned.

Do you test for mold?

Our work is remediation, which means removing and cleaning. Testing is usually done by an independent assessor.

Insurance and Paperwork

Does homeowners insurance cover water damage?

Often, if the cause was sudden and accidental, but policies vary. Slow leaks, floods, and sewer backups are commonly excluded or limited.

Is sewer backup or sump pump failure covered?

Often only with an added endorsement. Maryland requires insurers to offer water and sewer backup coverage, so ask your agent whether you have it.

Is flood damage covered?

Flood is generally not covered by a standard homeowners policy. It requires a separate flood policy, such as through the National Flood Insurance Program.

Do you help with insurance claims?

We document the damage, take moisture readings, and give you the records your insurer asks for. We cannot decide coverage or promise payment.

Can I choose my own restoration company?

Generally, yes. Your insurer may suggest companies, but you can usually pick who works on your property, so check your policy.

What should I keep for a claim?

Keep photos and video, a list of damaged items, receipts, the plumber's invoice, and our records.

Condos, Rentals, and Businesses

Water is coming through my ceiling from the unit above. What should I do?

Photograph it, tell your property manager or association, and call us. We can dry your unit while the building handles the source.

Who controls the water shutoff in my condo?

It may be your unit's valve or the building's. Check with your property manager or association.

I rent. What should I do after water damage?

Tell your landlord right away, take photos, and keep receipts. Call us if you need help sooner.

Do you work with businesses and property managers?

Yes. We handle shops, offices, restaurants, and multi-unit buildings, and we plan the work around your operations when we can.
